About

Romania, Philly, the Keys, Federal Way.

That's the route. It took a while, and it's why I'm reasonably good at helping people land somewhere new.

Irina Bugariu

From orchestrating weddings and corporate events to home sales, I've spent my working life helping people through the days that matter most to them. My path ran from Romania to Philly to the Keys before Seattle — and today I call Federal Way home, with my fiancé Mike and my dog Benji.

Now I help buyers and sellers across King, Pierce, and Thurston counties through whatever comes next — always on the belief that the right time to buy or sell is when it's right for you, never out of fear or timing.

Why five

I cap my client list on purpose.

Most agents take everyone who calls. I take no more than five at a time. It works out to four to seven closings a year, which is a smaller number than a lot of agents advertise — and it's the whole point.

Five clients means I'm the one who answers when you call. Not an assistant, not a voicemail you hear back from on Thursday. I work with a transaction coordinator who handles paperwork, and that's precisely so I can stay in the room with you instead of buried in a file.

If you need someone who can juggle forty transactions, I'm not your agent. If you'd rather be one of five, we'll get along.

Before real estate

I used to run weddings.

Large ones, and corporate events too. Other people's money, immovable dates, a hundred details that all have to land in the right order, and no second chance if one of them doesn't.

It turns out that's most of what a real estate transaction is. Timelines, deadlines, vendors, and a client who deserves to know what's happening at every stage. When I give you a written week-by-week schedule from contract to closing, or confirm a deadline myself instead of assuming escrow has it — that's where it comes from.

It's also why I stage my listings myself. Making a room read well to a stranger walking in is the same skill as making a venue read well to two hundred guests.

Language

English and Romanian.

I was born and raised in Romania. I've helped Romanian friends buy and sell here, and what I noticed is that the language was the smaller half of it — it helped even when they spoke perfect English.

Buying a house is a family conversation, and families have their own way of having it. Knowing how that conversation goes, what's polite to ask, what people mean when they go quiet — that's the part that made those appointments work.

What clients say

In their words.

"Irina understood the emotional weight of this transition. At no point did we as a family feel pressured. Irina was straightforward, honest, and strategic — pricing the home accurately as-is based on her deep market knowledge. Her strategy paid off immediately: the home was under contract in just 3 days with 3 highly competitive offers."

Christopher R. — Google review

"With her guidance and patience, I was able to release my home of over forty years with less stress because of her thoughtfulness."

Bonnie R. — Google review

"We have never met before and we instantly meshed with her. She was not pushy but very patient... She really did make the home buying experience much more tolerable and even fun at times."

Sarah M. — Google review

"She put her 110% effort in turning my condo to a cute cozy warm place to live that I as landlord, barely recognized that property is mine."
