And I photograph it. Both are included in my compensation — no out-of-pocket cost to you.
Staging is normally something a seller pays for separately, and professional photography on top of it. I do both, and it's part of what you're already paying me for.
That's not generosity. It's that I came to real estate from running weddings and corporate events, and making a room read well to a stranger walking in is the same skill as making a venue read well to two hundred guests. I'd rather do it myself than hand you a bill and hope.

The pre-list plan
Staging, photography, which repairs are worth doing and which aren't, landscaping, and when to list. In writing, so you can see the whole sequence rather than getting a task at a time.
I project-manage the prep
Not a to-do list handed to you at a bad moment in your life. I coordinate the work.
An honest price
Based on comparable sales, and sometimes lower than you hoped. I'd rather tell you that in the kitchen than have the market tell you over six weeks of silence. Pricing a house correctly is the single biggest lever there is.
