Federal Way
I live here. Big lots, seventies and eighties houses, a saltwater state park, and a plateau that holds groundwater in ways that surprise people.
The houses
Mostly 1970s and 80s split-levels and ramblers, on lots that are large by King County standards. On anything from that era, expect to be looking at polybutylene supply pipe, older electrical panels, asbestos in the usual places, and roofs and heat pumps at the end of their lives. On pre-1975 houses, look for a buried oil tank.
None of that is a reason not to buy here. It's a reason to budget for deferred maintenance rather than assuming the price is the price. In my experience, on an unrenovated house from this period, that number is meaningful — ask me and I'll give you my honest estimate for the specific house.
Getting out of here
Seattle is 22 miles away, which mapping apps will tell you is around 25 minutes. At afternoon peak that's not the number. Morning backups start early and last hours. The worst spots are the I-5 / SR 18 / SR 161 junction, S 320th at I-5, and S 348th.
Light rail changed the calculation. If your commute works with the train, it's a genuinely different city than it was.
Water and ground
Very little of Federal Way is in a mapped flood zone, and that's not the issue anyway. The issue is perched groundwater on the plateau — wet crawlspaces and sump pumps, on houses that look completely fine on a flood map. There's also steep-slope and bluff hazard along the western edge.
Check King County's iMap Environmentally Sensitive Areas layer on any parcel before you write. I'll do it with you, but you should know it exists.
Schools
Do not trust the mailing address. Federal Way Public Schools covers parts of Kent, Des Moines, Auburn, and Lakeland, and some south-end Federal Way addresses feed Fife instead. Use the district's own boundary lookup every time.
Noise
Sea-Tac departures are audible across most of the city depending on the day's flow direction, and Federal Way sits outside the airport's mitigation zone, so there's no insulation money attached. Within about a quarter mile of I-5 you'll hear the freeway, and there are no sound walls. There's an active rail corridor along the shoreline — worth checking parcel by parcel.
Parks
Dash Point State Park is the one people don't expect: nearly 400 acres with a long saltwater beach. Celebration Park is the busy one, with lighted fields. The BPA Trail runs paved through the middle of town, and Steel Lake has the swimming beach.
Day to day
It's a driving city, except for a small band around S 320th. The Commons has been thinning out for a while. Most actual shopping happens at Twin Lakes Village, Pavilions, and the big-box cluster around 348th.
Who this works for
People commuting to Sea-Tac, to Seattle by train, to Tacoma, or into the Kent Valley. Anyone who wants a genuinely big lot without a King County price attached to it.
It's a poor fit if you commute to the Eastside, or if you want new construction, a walkable neighborhood, or a house somebody has already finished renovating.
What's coming
The middle housing ordinance is the big one, and it matters most if you're selling. Lots that used to be single-family-only can now support multiple units, with more allowed near transit — which means a large lot near the station has a buyer pool it didn't have before. There's also a second light rail station planned, housing breaking ground near the station, and continued downtown development.
Before you write an offer here
- Stand at your turn-onto-the-arterial intersection at 7:15 a.m., then again at 5 p.m. Come back Friday at 9 p.m.
- Walk the lot in the rain. Look for water sheeting across the yard, saturated corners, and moss lines.
- Measure the driveway grade.
- Look for an oil tank fill pipe.
- Confirm the school district, and confirm sewer versus septic.
