A real downtown with a real main street, a big-box corridor on the hill, and a geography question that shapes everything.
Downtown and South Hill
Downtown and the valley are early-1900s through mid-century, laid out on a historic grid, and genuinely walkable — main street, farmers market, breweries, and the Sounder platform. South Hill is 1990s through brand-new subdivision, the Meridian big-box corridor, and entirely car-dependent.
Two completely different products under one city name, and most of what people believe about Puyallup applies to only one of them.
The lahar map — look at it
Mount Rainier is a volcano, and Puyallup sits in its valley. The USGS has identified this area as carrying one of the highest concentrations of people and property in lahar-prone ground of any community around the mountain. Pierce County runs outdoor warning sirens and tests them monthly.
I'm not going to characterize any particular house as safe or unsafe — that's not my call to make, and it isn't a question an agent should be answering for you. What I will do is make sure you've seen the county's lahar hazard mapping and the evacuation route and walk-time maps before you write, rather than after. There's also river flooding and valley-floor liquefaction to look at.
The short version of the city's geography: South Hill is the high ground.
The city-versus-county question
This one catches people constantly. A large part of what everyone calls South Hill is unincorporated Pierce County, not the City of Puyallup. Your mailing address says Puyallup either way.
It changes your school district, your services, your taxes, and what you have to do to pull a permit. Confirm it on the county parcel viewer before you get attached.
Schools
Puyallup School District covers most of it, but Sumner-Bonney Lake, Bethel, and Franklin Pierce all serve Puyallup addresses too. Use the lookup.
Roads, and the construction
SR 512 and Meridian are the daily grind, and both are being rebuilt. WSDOT has acknowledged that southbound SR 167 between them has become congested at all hours rather than only at afternoon peak, tied to the bridge and interchange work.
The Sounder station has substantial parking, but it's peak-only, same as Auburn.
The Fair
Three weeks every September. Traffic, parking spilling into residential streets, and concert noise across a wide radius. People relocating from out of the area consistently underestimate this, and it's worth asking specifically what a block is like during Fair week before you buy on it.
Parks
Bradley Lake, Pioneer Park downtown, DeCoursey, Clarks Creek, and the Foothills Trail — which is the best rail-trail in the region and runs toward Orting and the mountain.
Who this works for
People commuting to JBLM, Tacoma, or elsewhere in Pierce County. Peak-hour Sounder riders. Buyers who want new construction with square footage and a three-car garage, priced well under King County equivalents.
Poor fit for daily Seattle drivers, or anyone needing transit outside commute hours.
What's coming
SR 167 is rebuilding the road geometry of the city over the next several years, including a new interchange at Meridian and a new expressway connection toward I-5 and Tacoma. There's also a long multi-use trail being built between Puyallup and Tacoma. In the meantime, expect years of ramp closures.
